Pembroke Square Associates Unveils Name of Mixed-Use Lifestyle Destination

Pembroke Square Associates, LLC, developers of Pembroke Mall, today unveiled the new name and identity that will designate 54-acres of vibrant residential, shopping and dining offerings. The reimagined Pembroke Mall will be known as Pembroke Square, which will include quality shopping, chef-crafted dining destinations, a senior living community, a new-to-market hotel, luxury apartment living and more.

“Our family founders continue to live out our long-term commitment to Virginia Beach and to reinvest in our economy,” said Fred Napolitano, Sr., one of the original owners of Pembroke Mall and the Pembroke Square development. “Enriching our community has remained a focus of our mission for three generations, and through this exciting redevelopment project, we look forward to serving our neighbors with memorable experiences and entertainment for years to come.”


In the upcoming months, Pembroke Square Associates will break ground on the independent senior living community, contemporary full-service hotel and the ultra-modern luxury apartment living complex. Phased demolition will take place to make way for the lifestyle destination in the center of Virginia Beach, scheduled to be completed in 2025, according to Pembroke Realty Group, developers of the Pembroke Mall property. The property’s current tenants, American Red Cross, Bahama Breeze, Coastal Edge, DSW, EyeCare Optometry, J.Crew Factory, Jason’s Deli, Kohl’s + Sephora, Latitude Climbing + Fitness, Nordstrom Rack, Old Navy, Rack Room Shoes, REI, Romano’s Macaroni Grill, Smokey Bones, Target, The Fresh Market, Tire Choice, Truist and Walgreens, will remain open throughout the construction and redevelopment.

“Pembroke Square will provide economic benefit for Virginia Beach, ultimately developing new, rewarding lifestyle and career opportunities for the community,” said Ramsay Smith, president of Pembroke Realty Group and asset manager of Pembroke Square, formerly known as Pembroke Mall.


“As we bring a new future to Pembroke, we look forward to offering unique experiences and lifelong memories for people of all ages. Young professionals, active seniors, families, vacationers and business leaders all will find something to love and experience at Pembroke Square,” said Napolitano.

Smith outlined the following plans for the redevelopment of Pembroke Square:

  • The state-of-the-art senior living community, Aviva Pembroke, is set to open in summer 2024 and will be managed by Beth Sholom, a respected senior living company based in Virginia, and will feature 121 independent living apartments, 20 assisted living apartments and 12 memory support units. Aviva Pembroke is a partnership between Pembroke Square Associates and Beth Sholom.

  • A new-to-market, dual brand, full-service hotel, Tempo/Homewood Suites by Hilton, is set to open in summer 2025 and will feature thoughtfully designed accommodations for those traveling for work or vacation, as well as premium culinary dining experiences to include roof top tapas, bar, restaurant and meeting venue. Tempo/Homewood Suites by Hilton is a partnership between Pembroke Square Associates and Landmark Hotel Group.

  • The vibrant luxury apartment living complex, set to open in fall 2025, will overlook the heart of Virginia Beach and feature 322 one-, two-, and three-bedroom apartments and five-star amenities for residents of all ages. The apartment living complex is a joint venture between Pembroke Square Associates and Castle Development Partners.
